Tax Sales

Tax sales will continue to be scheduled on Thursdays, beginning at 10 a.m. at the East door of the courthouse.

Notifications will be published in The West Bend News for three consecutive weeks before the sale.  All sales will have a tentative second sale date in the event there are no bids on the first date.

Bidding starts at an amount sufficient to cover the judgment, interest and cost.  The highest bidder is required to pay in full at the time of the sale.  The purchaser must file a Purchaser’s Information Form at the time of the sale. The highest bidder has 30 days from the sale date to obtain an examination of title at their expense, if they desire one.  If said examination determines the title to be unmarketable, by reason of any defect in the Court proceedings or the existence of any outstanding interest rendering the title unmarketable, the purchaser may, within the 30 day period, file a written motion requesting that the sale be set aside.  If the Court finds the title is unmarketable, the Court will refuse to confirm the sale or fix a reasonable time, not to exceed 90 days, within which the defect of title may be corrected.  Federal tax liens may not be extinguished by the sale.

Sheriff’s Office does not have access to any of the properties.  The recording of the deed by the Sheriff’s Office is when actual ownership transfers to the purchaser.

On-line Sheriff Sales

Pursuant to House Bill 390, Paulding County Sheriff Sales of Real Estate (foreclosures) will be sold on the public sheriff’s sale website operated by Realauction in conjunction with the Ohio Department of Administrative Services.  The new process and procedures are detailed on the Realauction website.  This will go into effect for Orders of Sale received by the Sheriff on April 1, 2021 and after.

General changes are:

  • All potential bidders must register with Realauction. Registration will include completion of the Purchaser Information Form;
  • Properties will open for bid at least seven days immediately prior to the date of sale. This is generally known as a proxy bid;
  • On-line auctions will begin on scheduled Thursdays at 10:00 a.m. An auction will be conducted for each individual property/court case.  After a property is sold, the next scheduled sale will begin; and,
  • Bidders must submit a deposit based on the appraised value. Acceptable deposits are bank wire transfers or ACH, no cash deposits will be accepted.  Wire deposits must be received by 5 p.m. EST Two (2) business days before the auction sale date.  All ACH Deposits must be initiated by 4 p.m. EST Five (5) business days before the auction sale date.  Bidders must plan to allow enough time for their bidding deposits to be received and processed within the time-frames described above.  Deposits based on appraised values are:
Under $10,000 $2,000.00
$10,000 – $200,000 $5,000.00
Over $200,000 $10,000.00

NOTE:  Tax sales will remain the same.  Sales will be conducted at the Courthouse with payment in full due at the time of the sale.  This information will continue to be posted on the this website.

Plaintiff / Judgment Creditor

Registration is required; however, the deposit nor the purchaser’s information form is required.

Bidding style choice (pre-sale manage bid or live bid) and a verification from the court stating you are the judgment creditor is needed for each particular case.  Court papers may be sent to at least one day before the sale.  Please include your bid number and user account’s first and last name.
